What Qualifies as a Maintenance Emergency?

An “emergency” is an occurrence or issue that makes your apartment home uninhabitable. See below for examples of emergencies under this definition:

  • Electrical devices smoking/sparking/burning

  • Gas smell or carbon monoxide detector alert

  • Flood or major water leak

  • Fire

  • Frozen pipes

  • All toilets inoperable

  • Broken window or window lock

  • The garage door not opening with vehicle stuck inside

  • No heat during the winter

  • Low smoke detector battery

  • Locked out of apartment or lock is broken (25 charge applies to lockouts)

  • Evenings and weekends only:

    • No hot water

    • Clogged kitchen sink or disposal

  • Weekends and holidays only:

    • Fridge or stove not working
